Construction
of this second custom home for the Burman family commenced
July of 2004, with the completion projected for August of 2006.
This expansive timber frame home is situated on over five acres
in the Ruby Ranch, a unique gated community in close proximity
to Silverthorne. A seasonal stream with a waterfall improvement
will be part of the outdoor patio experience. The exterior
facade will be stone and plaster, accented with timbers. Primarily
one level for the convenience of the clients, this home has a finished
living area of 4382 square feet, but will feel much larger.
The project represents Kodiak's most ambitious effort yet in terms
of design, features, and finishes. We thank the Burman Family
for their continued support and confidence in Kodiak for this fantastic
opportunity. We are excited to have this custom home as our
2006 Summit County Parade of Homes entry. Please contact

Drive

Location: Dillon Valley
This
remodel and addition project added 725 sq ft to
this Dillon Valley home. The original
structure had been used as a vacation home, and
was built in the early 1970s. The addition included
a 21st century kitchen complete with Ash wood floors, granite slab
countertops, new cabinetry and new fixtures and appliances. Also
included in the addition was a new master bedroom, a
new master bathroom, and a new deck with a southern exposure. Some features
include radiant heat in the new addition, a boiler refit,
preservation of a rare Artic Fir tree, custom tile work,
a steam shower with body sprays, a jacuzzi tub, and new
finishes throughout the home. The exterior of the
home received new siding matching the Bavarian style,
new composite decking, new stain, and new roofing. This
custom remodeling project added great value and
livability to this 30 year old home.

The
construction of this second custom home for the Palazzari
family commenced September 1, 2004. The gradually up-sloping lot backs
to National Forest, specifically the Eagle's Nest Wilderness
Area. With a living area of 3354 square feet, and a garage
648 square feet, this large home is being constructed for a
comparably smaller budget than typical for the neighborhood. Kodiak's
preconstruction services provided during the design phase assured
the clients of the budget, and as of January 1, 2005, the budget
has been maintained to within 4 percent.
This
exciting home features rough sawn Douglas Fir timber assemblies
for exterior accents, rough-sawn
cedar siding, in-floor
radiant heat, and cultured stone masonry. Fine
finishes include porcelain tile, knotty Alder doors and trim,
Cherry and knotty Alder cabinetry, Hickory wood floors, Slate
floors, oil-rubbed bronze fixtures and hardware, and Granite
Slab countertops. Other upgrades include Aprilaire whole
house humidification, computer networking, and a monitored
security system.

The main part of this
home was originally constructed in 1975. At 30 years old,
the time had come for a full re-fit. Situated on on excellent
cul-de-sac property with grand views of the continental divide,
this Breckenridge home is to become the weekend getaway for the
Hartman family. Kodiak stripped the structure bare and constructed
a new, attached two car garage and master suite. The main
living area was opened to its full 26' x 28' by installing a new
ridge beam. Colored concrete patios and new decks were added.
New cedar siding and stone masonry were provided. Fine finishes
include porcelain tile, knotty Pine doors and trim, Hickory floors,
Tuftex carpeting, and granite tile countertops.

Silver Circle

Location: The Highlands of Breckenridge, Summit County,
CO
The
remolding project represents how a good builder can quickly
update a custom home. The primary work of the project consisted
of a new great room fireplace, complete with a nineteen foot
mantle, new masonry, and built-in bookshelves. Other
work included the completion of a bathroom, new paint for the
interior and exterior of the 5000 square foot home, new carpeting,
and new wood floors.
The client is a builder in Colorado Springs. This builder
to builder project is a great compliment to Kodiak Enterprises.

To
spite a very steep site and many state-of-the-art systems,
construction of this home was completed in a little more
than seven months. With
a living area of nearly 3975 square feet, and a garage & woodworking
shop of 775 square feet, this large home included the best
of mountain elegance, technology, and convenience. The
quick schedule and fine finishes are largely due to the impeccable
taste of our tireless clients; many thanks to you, Phil and
Maggie.
In
addition to providing complete preconstruction services to
the project, Kodiak also provided a unique solution to the
steep lot during the design phase. The garage was constructed
on a steel-post-and beam structure, providing space for a
large recreation room beneath it.
Standard
features include in-floor radiant heat, rough-sawn cedar siding
and decks, and authentic stone masonry. Fine finishes
include porcelain tile, glass block masonry, knotty Alder doors
and trim, knotty Alder cabinetry, Cherry stair work, African
Rosewood floors, oil-rubbed bronze fixtures and hardware, and
granite slab countertops. Other upgrades include a Honeywell
Perfect Window fresh air ventilation system, Aprilaire whole
house humidification, Steamist steam shower, a Russound CAV
whole house audio / video system, home theater, computer networking
for each room, and a monitored burglary and fire alarm system.

Photos
of this hand crafted log home will appear on this website during
the Summer of 2004, though the project was completed in late
February. Architecture
was provided by Taron Design of Seattle, and log crafting was
provided by Cascade Hand Crafted Log Homes of Chillawack, British
Columbia. The home is slated for
entry into Log Home Living magazine. The main level of
this home measures 2652 square feet. The 800 square foot
wrap-around deck provides 30 mile down-valley views toward
Breckenridge from an elevation of 11,280 feet. A 1400
square foot unfinished basement accompanies an 820 square foot
workshop and garage. Some features of this home include
moss rock exterior, radiant heat, beetle-kill pine wood floors,
a hot tub adjacent to the master bedroom, and retrofitted antiques.

This
newer home required an outdoor patio as a location for a hot tub. Kodiak
provided a flagstone walkway, including stairs, to a flagstone
patio on the south side of the home. Electrical service
for the spa was routed from the opposite side of the home. Kodiak
also re-stained the siding, including the re-paint of chinking
between the rough-sawn timber siding.

Webster Street

Remodel
of this turn-of-the-century historic cabin was a great challenge
for any builder. The
original log structure was retained, yet the chinking was replaced. New
windows and doors were added. A 21st century kitchen
was added with new appliances, cabinetry, and tile countertops
. A new foundation was added to the earlier kitchen addition,
as the previous was simply supported on blocks. A new
floor structure was installed in the living area, as was new
wiring throughout and a new electrical service. Ceramic
tile and new bathroom fixtures were added. The original
outhouse was dismantled and the barn wood was re-sawn and used
for rustic trim. Another outbuilding, the wood-burning
sauna, received a new roof and roof structure. The project
became a livable mountain getaway at 10,400 feet.

After
seventeen years of general contracting experience, the time and
opportunity had come for me to build my own home. A Victorian design
was coupled with modern attributes such as a large great room
and expansive window walls taking advantage of the southern
exposure. The design also incorporated a two bedroom
lock-off apartment to provide affordability. The small
6000 square foot site presented a challenge for the 3262 square
foot design that included four bedrooms, three bathrooms, two
living areas, and a two car garage. Setbacks were maximized,
providing for a useful backyard, and storage for trailers and
toys behind a fence along the side yard.
Construction commenced in June of 2002, and was completed in January
of 2003.

Lakeview Circle

Completed in the Spring of
2002, this remodeling project tailored this beautiful log home
to the Sandstrom Family's needs. The third bay of a three car
garage was converted to a bedroom and full bath addition. The
laundry room was moved to make way for the bedroom entrance.
The boiler flue was relocated to allow for silent, through
the roof operation. Porcelain tile replaced ceramic throughout
the home, and Kodiak orchestrated the entire project in a ten
week time period.

Moonstone Road

This small 1970's Bavarian
Chalet enjoyed a complete remodel with additions on two wings.
The kitchen was extended ten feet to allow for a gourmet kitchen
with additional appliances and a large pantry. This wing also
allowed for a covered entryway. A large new redwood deck wrapped
around the other addition. This wing was two story, and included
a sixteen by sixteen master bedroom on the lower level and
a large extension of the living room on the main level. The
interior and exterior trim details were carefully matched to
preserve the architecture of this wonderful little house.
Acorn Creek

Location: Summit County, CO
A gas supply failure caused
extensive damage to this passive solar home on a hillside north
of Silverthorne. A second home, no one knew of the broken water
line for months, and the water damage was extensive. Referred
for our experience with glass, Kodiak replaced all of the Green
Solex thermal panes in the storefront glass of the home, all
of the sliding glass doors, and all of the exterior doors and
windows. Due to poor soils, the home had settled and many of
the panes were out-of-square patterns, requiring special expertise.

Few
things display more satisfaction than a repeat customer. The Burmans requested a master
bedroom addition to their home that Kodiak built in 1996, the
first produced by Kodiak Enterprises Inc. acting alone. The
576 square foot addition was of matching log construction,
with a large deck in front. The master bathroom incorporated
custom designed cabinetry and a steam shower. The original
construction was also updated, with the former master bedroom
becoming an ante-room for the new master bedroom. A loft
was added for an additional sleeping area.
Tile was replaced. Countertops were replaced with granite
slab, and much, much more. The remodel and addition transformed
the Burman’s mountain getaway into a full time luxury residence.
Penthouse Suite
Renovation
Position: Millwork Project
Manager
Location: Aspen, Pitkin County, CO
Participating
with a fine millwork crafting company, Kodiak joined a great
team of craftsmen, and helped to coordinate the manufacturing
of a complete walnut interior. The Project was the site of
a $40 million renovation to a 150 year old three story brick
building on the Aspen pedestrian mall. The state of the art, classically designed penthouse
suite included a stunning walnut millwork interior. The
custom kitchen cabinetry included a large bar and a separate
island. All crafted with Walnut, the bath vanities, laundry
cabinetry, office cabinetry, media room cabinetry, and
closet organizers were of the highest possible quality. Also
provided to the project were arch top raised panel doors, raised
panel window seats, extensive box beams, raised panel wainscoting,
three-piece door and window casing, three-piece base molding,
and Eikenboll carvings. Every molding was a custom profile,
and every room of this 4 bedroom penthouse was given the greatest
attention to detail, down to the velvet lined drawers. Cabinetry
was coordinated with equipment that included appliances, flat
screen televisions, a home theater system, and 150 year old
brick work! Many thanks go out to all parties involved
(clients, craftsmen, and designers) for an incredible experience.
Wellington Oro
Mine

Engineers
Position: Subcontractor
Location: French Creek, Summit County, CO
Kodiak provided the foundation
work for a 60 foot tall, 120 ton piece of equipment for the
reclamation of this mine. Declared an EPA Superfund Site, the
mine was leaking heavy metals into French Creek. Adrian Brown
had the solution, and contracted the manufacture of the equipment
that would do it. The silo was a mixing station that created
a lime slurry and pumped it a mile up the hillside to fill
the 12 level mine. The foundation required weeks of coordination
work, but only one week to construct the eighteen by eighteen
by five foot thick block of heavily reinforced concrete.

Colorado Hwy 9 #32

The Lunsky's tiny original
home was completely torn-down to make way for their new 3000 square
foot residence. Cost was the driving factor in Gary's choice to
purchase a manufactured home. Kodiak provided the utility work,
excavation, full basement foundation, electrical and mechanical
for the home, along with the remedial carpentry for decks, stairs,
and the basement walls. Radiant heat was added by stapling tubing
beneath the subfloor of the manufactured home, and installing a
state of the art injector loop boiler system.

Location: Frisco, Summit County, CO
Construction of this very
unique project began in June of 1998 and took a little over
a year to complete, with vast changes and upgrades. This custom
duplex in unconventional in most ways. The absence of a party
wall is a nice feature. Cantilevered decks and living spaces
presented interesting challenges. Materials and methods include
block masonry basements, stone masonry veneer, exposed structural
steel, corrugated metal siding, standing seam metal roofing,
tilt/turn windows, wood floors, and radiant in-floor heating.
The Architecture is modern with a mining theme, inspired by
a nearby mining town long deserted (Masontown).
Buffalo Mountain
Gallery
Client: Keith and Sue Feldman

Location: Frisco, Summit County, CO
Hang Time custom picture
framing decided to move their operation into their own building,
and add an art gallery. The classic Colorado style two story
building included over 5000 square feet with a three story
cupola to provide some natural light to the gallery. A log
structure and railings accent the gallery space. Dave Koons'
involvement included completion of the frame, electrical, plumbing
and mechanical (radiant heat and a ducted humidifier), and
all finishes, interior and exterior.

Royal Buffalo Drive

This remodeling project greatly
improved this home. An exterior deck was enclosed to provide
a formal dining room. A much larger deck was added. A crawl
space was excavated for a small studio apartment. Performed
mostly during the winter, and while the client was living in
the home, this project provided some interesting challenges
for roofing and insulation while underway.

North Fork Road

Location: Keystone, Summit County, CO
Jim Onken is the Director
of Development at Copper Mountain for Intrawest Corporation ,
and therefore a very particular client. His involvement was
extensive, providing most of the subcontractors he wanted to
use. The project was started in the winter of 1997, fortunately
a mild winter. The foundation was completed in January by employing
insulated forms. It was built upon solid rock without the possibility
of frozen ground. The beautiful post and beam frame and the
panelized exterior walls were provided and erected by Normerica , a great company
with the highest quality wood products and an excellent foreman,
Dave Brunne. Dave Koons' involvement included the earthwork,
foundation, electrical, plumbing and mechanical, drywall, and
general supervision. This 4800 square foot custom home is in
the heart of Keystone, overlooking River Run Village with million
dollar views.

great pride, was the first produced by Kodiak Enterprises Inc.
acting alone. From conception to completion, this magnificent
log home project is the product of fifteen months of work.
Kodiak, working closely with the client, assisted with the
choice of a site, adapted a design to the lot, simplified elements
of the design to bring the estimate within the client's budget,
and built this fine log home with personal attention to detail
and daily on-site supervision and participation. All subcontracts
and material purchases were carefully bid for the highest value.
Final appraisal far exceeded the Owner's investment and the
Burmans were extremely satisfied.
Polygon Remodel

A four week tenant
finish project from inception to completion. Included participation
with Owner and Architect in formulating most economical and practical
design for a computer programming operation. Established a budget
with numerous alternates. Concurrent to participating in the work
of this mostly self-performed project, provided current and projected
cost reporting to the Owner to facilitate quick decisions on changes.
A two-phase schedule minimized disruption of the client's business.
This project provided a profitable opportunity to maintain full-time
employment of the company's personnel during the startup portion
of Summit County's construction season.
Main Office Remodel

Through departmental input
and detailed cost comparisons, assessed the needs and developed
the plan for an effective office, then generated budgets, purchased
all components, and directed construction. Coordinated subcontractors
and the participation of hourly and salaried personnel with
a three-phase schedule incorporating accelerated interior finish
techniques, weekends, and nights to achieve weekly completions
of small areas. Supervised and participated in the installation
of new and reused finishes, remodeled electrical and mechanical
systems, network computer cabling, custom-built plan tables,
new and remodeled office furniture and equipment.
River Run
Discovery Center
Client: Intrawest/Keystone
L.L.C.
Position: Project Manager
Location: Keystone, CO
A ten week tenant finish
project in the River Run Village at Keystone. The Center is
being used as a multimedia introduction for prospective buyers
of the new developments recently started at this resort. Generated
budgets and recommended cost effective changes. Expedited changes
and clarifications received via daily facsimiles from the Design
Architect in Vancouver, B.C.. Design coordination efforts included
highly creative audio/visual consultants, lighting consultants,
two architects, and an interior designer. Project included
a small, soundproof theater complete with trees, boulders,
and theatrical lighting to simulate the outdoor environment.
Extensive carpentry, mechanical, and electrical work dominated
the cost of this 2,400 square-foot project.
Lake Forest Condominiums
Client: Lake Forest L.L.C.
Position: Cost Engineer/Scheduler
Location: Frisco, CO
Estimated owner requested
and required changes valued at $83,000 and negotiated with
the Owner on acceptance. Estimated two additional buildings
valued at $1,917,000 while incorporating all previous changes
without revised plans. Participated in the complex negotiation
of this addition which doubled the size of the project. Developed
the project schedule using Primavera Project Planner and updated
this schedule, providing recommendations and pinpointing problems
for the Superintendent.
Villa Sierra Madre
Client: Archdiocesan Housing
Position: Project Engineer
Location: Silverthorne, CO
Through on-site meetings
with the Owner and Architect, addressed quality concerns and
produced a punch list for the first three of twelve apartment
buildings. Directly trained a punch-list crew in the concerns
of the Owner, eliminating the need for additional walk-throughs.
Subsequent close-out of the project proceeded smoothly.
Hampton Inn Renovation

Group
Position: Project Engineer
Location: Silverthorne, CO
This project achieved the
complete renovation of a six story, 160 room hotel, originally
constructed in the early seventies. Major scopes of work included
asbestos abatement, sitework, roofing, finishes, mechanical
and electrical. Subcontracting crews exceeded eighty tradesmen
each day. Main responsibilities included the production and
control of documentation, safety, personnel administration,
and quality control. Scheduled and controlled the completion
of work within the rooms and corridors by initiating a large-scale
listing of work items for subcontractors, eliminating the need
for involvement of the Owner during close-out.
Key Residence
Renovation
Client: Mr. Ronald Key

Location: Homestead, FL
With a level of quality finishes
far exceeding those prior to hurricane Andrew, rebuilt the
home starting with the damaged structural shell. Renegotiated
the budget with the insurance adjustor to include compliance
with new Metro Dade structural codes. Working closely with
the Owner, generated and administered prime and subcontracts
and achieved completion within four months.
Damon Residence
Addition

With only the assistance
of a registered engineer, designed and built this 850 square-foot
addition while managing two other projects. Working closely
with the Owner, generated and administered prime and subcontracts
and achieved completion within five weeks.
Henderson Residence
Renovation
Client: Mr. Edward Henderson
Position: Project Manager
Location: Miami, FL
While the Owner occupied
the home, directed the structural repairs and improvements
to the hurricane damaged roof framing (originally not complying
with applicable codes). Conceived and utilized an improved
insulating roofing system with an R-value exceeding twenty,
twice that of the previous roof.
Union County
Juvenile Residential Treatment Center
Client: State of Florida
Position: Superintendent
Location: Starke, FL
Administratively, the most
challenging project completed. This 9,000 square-foot, high
security facility started during the rainy season on a misrepresented
site. Documented, requested, and received a time extension
of 122 days for weather and weather/site-related delays. Pinpointed
deficiencies in soils report and subsequently proposed and
received a change order for dewatering. Designed and installed
effective dewatering system. Project was concrete and masonry
construction, including many specialties such as electric door
latching, kitchen equipment, and a well water filtration system.
Bell High
School Addition
Client: Gilchrist County
Schools
Position: Superintendent
Location: Bell, FL
Single building addition
included ten classrooms, a science laboratory, and a computer
lab. Construction included commercial septic system, insulated
masonry cavity-wall, cast-in-place concrete, built-up roofing,
epoxy paint, return-air plenum mechanical system, extensive
fiber-optics computer cabling, and all furnishings. Responsibilities
included scheduling, submittals, purchasing, supervision and
all correspondence with architect, client, and subcontractors.
Personally installed all hollow-metal door and window frames.
Crystal River
Primary School ESE Addition
Client: Citrus County Schools
Position: Superintendent
Location: Crystal River, FL
First project as Superintendent.
Twelve classroom addition, constructed for handicapped children
included nine full bathrooms. Consisted of concrete and masonry
construction with interior metal framing and drywall partitions.
Responsibilities included scheduling, submittals, purchasing,
supervision and all correspondence.
Fairway Villas
Position: Carpenter
Location: Palm Beach Gardens, FL
Expanded hands-on knowledge
of rough carpentry through the summer by framing interior walls
and roofs of eighteen architecturally intricate homes. Relied
upon for layout and blueprint interpretation.
Eagleton
Position: Carpenter
Location: Palm Beach Gardens, FL
Participated in concrete
and rough carpentry construction of forty homes during the
summer. Position provided excellent opportunity to perform
standard techniques of residential shell construction.
